Lifestyle with income in Paradise
Naturally rich soil, abundant spring water and wonderful location are just a few reasons why this property is so unique. The large 4 x 2 home, series of sheds and the opportunity to earn a terrific annual income are a few important others.
The citrus orchard that sits atop much of this 40 acre property produces the sweetest seedless mandarins available. Dardanup Citrus has developed a niche market and great reputation in the region because of their rare and high quality produce.
The first trees were planted in 1997 and the orchard has been evolving since that time. 150 new trees were recently planted. The mandarin crop currently maturing on the trees for this current harvest commencing in May is outstanding. While most trees are seedless mandarins varieties, there is also an avacado plantation plus a plot of orange trees that fruit produce fabulous sweet juice the owners sell freshly squeezed at the local markets. There is enormous scope for new owners to produce an assortment of seasonal summer crops if they so choose.
The owners have always adopted sustainable farming practices and operates a mycorrhizal healthy soil program. This natural method of fertilisation encourages healthy microbe activity within the soil, which the trees mutually benefit from. The watering system is fully automated, and the crystal clear spring water from the bore is used throughout the entire property. The property also has access to a 50 megalitre water allocation from the Harvey Water irrigation scheme if required.
The balance of the property is currently set up into padlocks for cattle breeding. The paddocks produce abundant grass and a bountiful harvesting of hay is undertaken annually.
The wonderful large family home was built by the owners in 2000. It’s a quality constructed 4 x 2 that presents like new, with large living spaces and high ceilings.
The house features ducted evaporative air conditioning, a huge combustion wood fire and also fully functioning open fire place if that’s your preference.
The incredible outdoor entertaining area is highly equipped, nicely sheltered and well positioned with views of the hills out to the east.
There are multiple sheds nearby the house. The large packing shed contains a fruit packing/grading system with optional waxing process in place. A 3.6 x 3 m cool room was recently installed to allow fruit to be easily stored onsite.
A large workshop approx 100m2 in size is located adjacent to the packing shed, while a newly installed colourbond shed with high roof is located behind the house. All sheds are powered.
